One of my properties had some long-term tenants and it was time for them to move on. This meant it was time to update the 3 bedroom house before re-renting.
What was initially supposed to be a small job ended up with rewiring, new bath & kitchen, re-plastering, new fire check doors and locks, changing boiler/radiators, wired in smoke alarms, decoration and new flooring. The total cost was over 20k and took 12 weeks as it took time for the plaster to dry in the winter.
As the doors were being changed, it was worth having fire check doors as with the council regulations always updating you never know what’s next.
Although it costs more in materials, it will save you labour costs and hassle in future. A good decorator is key to get a cracking finish to your project so pay for the best.
Due to the high spec, the monthly rent achieved was £1900 although the agents advised no more than £1700! And it rented within a week of marketing!
So it’s worth spending the extra money which will inevitably lead to finding good tenants.
At every change of tenancy make sure everything is looking good and working well. This will save you the trouble of fixing things later on.
